Overview

The Sr Asset Manager is part of the Asset Optimization group that is responsible for ensuring we maintain long-term interests in our assets by developing and maintaining relationships with landlords, completing real estate lease extensions and amendments, and executing land and easement purchases. Additionally, this role is responsible for negotiating bulk lease extension deals with aggregators and disposal of surplus real estate and will manage scope, schedule, budget, and quality check vendors involved in real estate projects.

This role follows a hybrid schedule, with on-site work at our Chicago, IL office Monday through Wednesday, and the flexibility to work remotely from a home office on Thursdays and Fridays.

Responsibilities

  • Develop and maintain strong working relationships with landlords; work through assigned portfolio of sites and ensure every site landlord receives regular communication
  • Proactively contact landlords to negotiate, review and execute ground lease agreements, amendments, easement purchase agreements and other ancillary real estate documents
  • Collaborate with the internal legal team on real estate related contracts including but not limited to, Easement Acquisition Agreements, Lease Amendments, Right of First Refusal notices, Subordination and Non-Disturbance Agreements, and Fee Simple Purchase Agreements
  • Review and approve, where necessary, surveys, ground leases, easements, deeds, land purchase contracts, mortgages, surveys, legal descriptions, title policies and subordination agreements
  • Negotiate permanent rent restructurings, conditional rent reductions and new lease terms on an as-needed basis
  • Review existing leases and access easements for current terms, potential issues, and determination of negotiating strategy.  Manage external vendors and resources
  • Lead deployment meetings with external vendors and internal team members to review the status of each project and implement changes as necessary
  • Handle capital and expense budgets associated with all real estate projects in coordination with Senior Manager Real Estate
  • Negotiate ground lease amendments with aggregators (including bulk agreements) and coordinate review and documentation with Legal
  • Mentor and provide training and support to Asset Managers in real estate, sales/marketing and financial matters
  • Coordinate with Finance for pricing of fee and easement purchases
  • Assist with surplus real property dispositions and  other real estate projects as needed

Qualifications

Required Qualifications

  • Describe the minimum level of qualifications needed for an individual to perform the essential functions of the position. They include education, licensure or certification, and any measurable and job-related experience.

  • Bachelors Degree in Business or a related field -OR- 4+ years equivalent work experience
  • 6+ years of experience in a comparable position at a wireless carrier, tower company, or real estate acquisition/broker/leasing/management company

  • Ability to collaborate successfully with a variety of internal and external clients and business partners
  • Excellent oral and written communication skills
  • Experience with real estate documents, negotiating contracts, project management and financial reporting
  • Ability to work in a competitive, fast environment with multiple priorities
  • Proficient in MS-Word, Excel, and PowerPoint
