Performs complex corrective maintenance, installation and/or modifications of scheduled preventive maintenance on the Medical Center heating, ventilating, refrigeration and air conditioning equipment and systems.The following is a summary of the major essential functions of this job. The incumbent may perform other duties, both major and minor, that are not mentioned below. In addition, specific functions may change from time to time:
Determine the means and methods to be used in accomplishing assigned tasks securing the appropriate tools, equipment, materials and supplies and estimating time and manpower required
Make standard shop computations utilizing basic arithmetic, shop manuals, tables charts and other standard data sources
Understand the theory and operation of various refrigeration equipment such as ice machines, commercial and residential refrigerators and ability to repair this equipment
Conduct preventive maintenance in accordance with the established scheduling system providing recommendations for improvement and modification where deemed necessary
Understand and interpret equipment manuals, written specifications, corrective maintenance work requests, written and oral instructions and models/graphic illustrations such as: layout diagrams, blueprints, mechanical and architectural drawings, work sketches and schematic drawings
Conduct tests, maintenance, repairs and/or installation of the following heating units, blowers, fans, gages, thermometers, thermostats, boilers, econostats, freezestats,hydrostats, pumps, ejectors, circulators, coils, condensers, compressors ducting, louvers and deflectors
Utilizes the following representative types of hardware and consumable supplies: hangers, fittings, flanges, connectors, gaskets, fasteners, couplings, insulation, packing, bearings, fuses, gears, bushings, brushes, wires, coils, tape, adhesives, acids, cleaners, solvents, lubricants, sealers, caulking, water proofing materials and freon, etc.
Knowledgeable of interpreting and operating the Invensys and Andover computerized energy management systems
Understands principles of water treatment for boilers, cooling towers, chilled water systems, etc.
Conduct routine rounds of the facility and perform a variety of routine service and repair tasks to monitor and maintain HVAC equipment and systems
Make necessary repairs and maintain mechanical equipment to include: air-handling units, pumps, bearings, seals, humidifiers, fire dampers, reheat valves, etc.
Completes a sufficient number of corrective maintenance work orders properly with minimum supervision
Completes scheduled staff training and in-service for physical plant, building, HVAC and Life Safety systems and equipment
Assists in developing and updating preventative maintenance program for the physical plant, HVAC systems/equipment and components and utility systems components and equipment.
Investigates incidents involving the physical plant, HVAC systems/equipment and components, utility system components and equipment and makes recommendations to supervisor.
Trains new personnel in operation and maintenance of the physical plant, HVAC systems/equipment and components, utility system components and equipment.
Performs periodic inspections of mechanical and electrical rooms and corrects physical plant, building and life safety deficiencies including but not limited to floor and wall penetrations, improper storage, etc.
Observe safety practices and standards, and wear required protective devices.
Maintain work areas, tools and equipment operational, clean and orderly.

The following qualifications, or equivalents, are the minimum requirements necessary to perform the essential functions of this job:
High school graduate or equivalent required.
Trade or Vocational School graduate
Valid North Carolina drivers license
5-years of maintenance-related experience or institutional environment
Verbal ability to communicate with other departments and staff
Excellent telephone skills required
Ability to move throughout the Medical Center
Visual acuity for reviewing written reports
Must be able to climb ladders and stairs for access to machinery areas
Must be able to open/close large valves in tight places
Exposed to temperature extremes from boiler room to walk-in freezers
High noise levels
Exposure to high-pressure steam lines, refrigerant, electrical wires and equipment which could cause severe burns
Work near machinery that is in motion such as: belts, fans, pulleys and exposed fan and pump shafts
Work with highly corrosive chemicals such as acids
