1. Perform necessary tasks to operate heating plant and chiller plant in an uninterrupted, safe and efficient manner
A. Monitor controls and makes necessary adjustments
B. Water testing and treatment
C. Maintain necessary records
D. Keep a clean, neat and safe work area
E. Perform necessary maintenance of equipment
F. Perform necessary Boiler maintenance for repairs & annual maintenance
2. To perform and/or assist in the regular care and maintenance of the following areas so that they are operated in an efficient and effective manner
A. Heating systems
B. Cooling systems
C. Building Automation System
D. HVAC and environmental controls to maintain a safe comfortable environment for Winona State University users
3. Operate Building Automation System
A. Monitor and perform basic functions
B. Report all alarm conditions in log and take proper corrective actions
C. Perform preventive maintenance of Building Automation System’s pneumatic and electronic controls
4. Act as the communications liaison for the Physical Plant during non-office hours
A. Monitor telephone calls and radio communication and react accordingly
B. React accordingly to all walk-in situations
C. Record all incidents on the operator’s daily log
5. Assist the trades in remodeling and new construction as needed
6. Perform other duties as assigned to ensure the smooth functioning of the department and maintain the reputation of the organization as a viable business partner.

In order to accomplish the tasks of this position it requires bending, stooping, reaching above shoulder level, crouching, pushing and pulling up to 125 pounds on a regular basis and greater weight on an occasional basis. Climbing ladders, twisting and squatting are required on an occasional basis. This position also requires the ability to frequently lift up to 80 pounds and occasionally lift up to 105 pounds. Must be physically able to work in confined spaces such as boilers, crawl spaces and tunnels
Work Shift (Hours / Days of work) 1st and 2nd shift during low pressure operation and 1st, 2nd and 3rd shift during high pressure operation
