The Paid Media Specialist is responsible for the direct setup, execution, and optimization of paid media campaigns that drive qualified mortgage leads for CrossCountry Mortgage’s

corporate strategic marketing initiatives and retail Loan Officers. This role manages full-funnel marketing programs primarily across digital channels, with occasional integration of direct mail and out-of-home (OOH) to build awareness, drive consideration, and generate leads. The Paid Media Specialist configures, launches, and optimizes campaigns across platforms such as Google Ads, Meta (Facebook/Instagram), programmatic partners, and other performance channels, coordinating efforts across channels to create effective multi-channel programs.

Using internal and third-party data, the Paid Media Specialist curates and refines target audiences to improve reach, engagement, and conversion across national and local markets. This role is Loan Officer–facing and collaborates closely with internal teams, external partners, and Loan Officers to scale programs that support both corporate initiatives and individual LO marketing, with a focus on measurable ROI and continuous optimization.

Job Responsibilities:

  • Set up, launch, and manage paid media campaigns across Google Ads, Meta (Facebook/Instagram), programmatic partners, and other performance channels.
  • Implement targeting strategies using geographic and intent data.
  • Partner with Loan Officers and branch teams to support campaigns aligned with local markets, specialties, and growth goals.
  • Monitor campaign budgets, performance, and execute optimizations based on campaign goals.
  • Work closely with the finance team to support payment and reconciliation of marketing expenses.
  • Conduct QA on campaign setup, tracking, pixels, conversion tracking, and lead routing integrations.
  • Continuously optimize campaigns, including A/B testing across creative, messaging, targeting, and landing pages.
  • Analyze campaign results, provide actionable insights, and recommend adjustments to improve performance.
  • Maintain reporting dashboards and collaborate with reporting teams to measure campaigns against KPIs.
  • Partner with creative teams to develop high-performing ad creative, landing pages, and lead capture experiences.
  • Collaborate with vendors and platform partners supporting paid media initiatives.
  • Ensure campaigns comply with mortgage and financial services regulatory requirements.
  • Collaborate with marketing leadership to identify opportunities to scale successful campaigns and improve acquisition performance.

Qualifications and Skills:

  • 2+ years of direct experience managing paid digital campaigns with a focus on lead generation.
  • Experience working with Google Ads, Meta Ads Manager, and programmatic platforms.
  • Experience with conversion-focused campaigns, including lead forms, landing pages, retargeting, and multi-channel campaigns (digital, direct mail, OOH).
  • Experience analyzing performance and making data-driven optimizations to improve ROI and lead quality.
  • Experience supporting local, multi-location, or Loan Officer–facing campaigns.
  • Experience in mortgage, financial services, or other regulated industries, preferred.
  • Advanced understanding of audience targeting, bidding strategies, and A/B testing.
  • Skilled in campaign setup, QA, tracking, pixels, and analytics tools such as Google Analytics.
  • Excellent organizational, communication, and cross-team collaboration skills.
  • Detail-oriented with a focus on accuracy, measurement, and continuous optimization.
