WHAT YOU’LL DO

The Construction Projects Manager will oversee all phases of internal renovation and construction throughout the Rio property, including new restaurants, bars, retail spaces, a sportsbook renovation and other guest-facing venues. You will manage projects from conception through completion, ensuring delivery on time, within budget, and to the highest quality standards with minimal operational disruption.

ROLE EXPECTATIONS

Responsibilities include, but are not limited, to the following:

Project Management & Execution

  • Lead and manage multiple concurrent construction projects ranging from $500K to $5M+

  • Develop comprehensive project plans including scope, schedule, budget, and resource allocation

  • Conduct site inspections and walkthroughs to monitor progress, quality, and compliance

  • Coordinate project activities with hotel operations, F&B, gaming, facilities, and other departments to minimize guest impact

  • Manage project schedules and critical path activities to ensure on-time delivery

  • Develop and implement phasing plans for projects in active operational areas

  • Ensure compliance with all building codes, safety regulations, ADA requirements, and Nevada gaming regulations

Procurement & Vendor Management

  • Develop RFPs/RFQs and manage the competitive bidding process

  • Evaluate bids and make recommendations for contractor and vendor selection

  • Negotiate contracts, pricing, and terms with general contractors and subcontractors

  • Build and maintain relationships with qualified contractors, vendors, and suppliers

  • Conduct contractor prequalification and performance evaluations

  • Manage contractor and subcontractor performance throughout project lifecycle

Budget & Financial Management

  • Develop detailed project budgets and cost estimates

  • Monitor project expenditures and track costs against approved budgets

  • Review and approve contractor requisitions, change orders, and vendor invoices

  • Identify cost-saving opportunities and value engineering options

  • Process payment applications in accordance with contract terms and company policies

  • Provide regular financial reporting and forecasting to senior leadership

  • Manage contingency funds and mitigate financial risks

Design Coordination & Quality Control

  • Collaborate with architects, designers, and engineers during design development

  • Review and interpret architectural drawings, specifications, and technical documents

  • Coordinate FF&E selection and procurement with design team and operations

  • Ensure design compliance with brand standards and operational requirements

  • Conduct quality inspections and punch list management

  • Verify installation meets specifications and design intent

  • Manage warranty documentation and close-out procedures

Documentation & Compliance

  • Maintain organized project files including contracts, drawings, submittals, and correspondence

  • Prepare and distribute project status reports, meeting minutes, and schedules

  • Manage change order documentation and approval process

  • Ensure proper permits, licenses, and inspections are obtained

  • Maintain as-built documentation and record drawings

  • Track project metrics and lessons learned for continuous improvement

Problem Solving & Communication

  • Identify and resolve project issues, conflicts, and delays proactively

  • Facilitate project meetings with stakeholders, contractors, and design team

  • Communicate project status, risks, and issues to leadership and stakeholders

  • Negotiate solutions to design conflicts, schedule delays, and budget challenges

  • Coordinate with security, facilities, and operations for site access and logistics

SUPERVISORY RESPONSIBILITIES

  • May supervise project coordinators, inspectors, or administrative support staff

  • Direct and coordinate work of contractors and subcontractors on assigned projects

  • Provide guidance and oversight to facilities staff during project execution

REQUIREMENTS

Experience & Education

  • 3+ years of construction project management experience required

  • Hospitality, casino, or resort experience strongly preferred

  • Proven track record managing projects $500K+ from inception to completion

  • Demonstrated success delivering projects on time and within budget

  • Experience managing multiple concurrent projects

  • Bachelor’s degree in construction management, Engineering, Architecture, or related field preferred (or equivalent experience)

Technical Skills

  • Expert knowledge of construction methods, materials, and best practices

  • Ability to read and interpret architectural, structural, and MEP drawings

  • Proficient in construction scheduling and critical path methodology

  • Strong understanding of construction budgeting, cost control, and financial analysis

  • Proficient with Microsoft Office Suite (Excel, Project, Word, PowerPoint)

  • Experience with project management software (Procore, PlanGrid, Bluebeam)

  • Familiarity with AutoCAD or similar design software a plus

  • Knowledge of MEP systems and their integration in hospitality environments

Regulatory & Code Knowledge

  • Thorough understanding of local, state, and federal building codes

  • Knowledge of OSHA safety regulations and requirements

  • Familiarity with ADA compliance requirements

  • Knowledge of fire/life safety codes and requirements

Physical Requirements

  • Ability to conduct site walks and inspections (standing, walking, climbing ladders/stairs)

  • Capable of working in various environmental conditions (noise, dust, temperature extremes)

  • Must be able to wear required PPE

PREFERRED

  • Previous experience working in a similar resort setting

  • CCP – Construction Accounting Certification

  • PMP (Project Management Professional) certification

  • Experience with LEED or sustainable construction practices

  • Local Contractor Permit

CERTIFICATIONS, LICENSES, REGISTRATIONS

  • Must be able to qualify for licenses and permits required by federal, state and local regulations.
