The Title Closer is responsible for coordinating and conducting real estate closings while ensuring all documents are accurate, compliant, and properly executed. This position works closely with buyers, sellers, real estate agents, and lenders to facilitate a smooth and timely closing process.
Key Responsibilities
- Prepare and review closing documents including settlement statements, deeds, affidavits, and lender instructions.
- Coordinate closing schedules with buyers, sellers, real estate agents, lenders, and attorneys as needed.
- Conduct real estate closing appointments and explain documents to all parties.
- Verify accuracy of closing figures, prorations, and disbursements.
- Ensure compliance with state regulations, company policies, and lender requirements.
- Balance closing files prior to funding and confirm all required documentation is complete.
- Coordinate receipt and disbursement of funds, including wire transfers.
- Maintain communication with all parties to ensure a smooth closing experience.
- Resolve closing issues and obtain missing documentation when necessary.
- Maintain organized files and closing records in accordance with company policies.
Qualifications
- Previous experience in real estate closings, title insurance, or escrow services a must.
- Strong knowledge of settlement statements, title documents, and closing procedures.
- Familiarity with real estate transactions and lender closing requirements.
- Excellent communication and customer service skills.
- Strong attention to detail and organizational abilities.
- Ability to manage multiple files and meet deadlines in a fast-paced environment.
- Proficiency in title/closing software and Microsoft Office applications.
Education
- High school diploma or equivalent required.
- Additional coursework or certification in real estate, title, or escrow services preferred.
- Employment is contingent upon successful completion of a background check and drug screening.
