Job Description:

Lead, direct and oversee effective daily operation of a single Preconstruction project with a value up to $30M, or supporting on multiple projects. Responsible to lead the preconstruction process in CM at Risk and Negotiated GC. Assist in preconstruction process for Design-Build and Hard Bid delivery methods. Establishes project objectives for preconstruction phase, maintains liaison with prime clients, and monitors design progress and project budget. Take action as needed to ensure project goals, objectives and initiatives are met in alignment with the mission, vision and values of Barnhill Contracting Company.

Job Duties & Responsibilities: 

  • Collaborate with the operations team, owners, designers, and subcontractors to ensure the design phase is completed on time with an acceptable GMP. Work with Project Leadership team to ensure accuracy of cost estimates, scopes of work and schedule requirements. Identify and effectively manage owner expectations during the preconstruction phase.  
  • Responsible for the development of viable cost options and value analysis in all building systems with a thorough understanding of the inter-relationship of building systems and their impact on the overall project budget, design, quality, and lifecycle.
  • Responsible to accurately manage all aspects of estimating, constructability, and value analysis, including the timely management of take-off functions, subcontractor bid solicitation, estimate maintenance, and final deliverables. Ability to analyze both risk and profitability at each level of estimate.
  • Effectively build and manage project schedule in P6 by collaborating with Field Operations on logic and durations. Including design phases, project phasing, permitting, prequalification, bidding, long lead items, and general construction activities.
  • Work with senior leadership to set clear and attainable goals for preconstruction teams. Participate in training opportunities to increase technical and leadership competencies.
  • Promote and support good internal and external relationships throughout all divisions and departments of Barnhill Contracting Company, with clients and the public. Engage in and promote customer and community related activities.

Minimum Qualifications & Training:

  • Education Level:   associate or bachelor’s degree or an equivalent combination of training and work experience preferred.
  • Work Experience:  5 years in construction industry
  • Required License/Certification: NC Driver License
