Summary of the Position:
Tishman Speyer is looking for a Coworking General Manager to join the Studio team in New York.
Our Studio team is central to the member experience. We want our members to feel like Studio is the place where they can be most productive and can meet their full potential.
As a General Manager of coworking in New York City, you’ll be responsible for managing and overseeing a Studio location including maintaining operational excellence of the space, managing the P&L, leading sales, overseeing the member experience, and managing a team.
As the leader of the space, you’ll oversee all strategic and day-to-day tasks to ensure operational success and help make the members’ experience the best that it can be. You’ll lead the team to build an engaged and connected community at your location. Your focus on hospitality and events will create personal connections with your members. Your focus on sales will keep our space occupied and buzzing with an active community. And your ownership of finance and operations will ensure we maintain a space that meets our high standards of excellence.
Your key responsibilities:
Team Management
Manage a team of 1-5 at your location
Oversee performance management and help your team grow and develop
Motivate team and hold them accountable for responsibilities and goals across all key areas of the business (sales, operations, finance, member experience, hospitality, and more)
Sales & Business Development
Own full sales cycle of your location in partnership with Studio Sales and Tishman Speyer leasing teams in order to meet and maintain buildings target occupancy
Includes touring, pitching, negotiating, and contract execution
Generate new sales pipeline and own current member retention
Exceed outbound directives in collaboration with Studio Sales team
Create campaigns to lease-up space as needed
Achieve high member retention rates including setting renewal meetings and negotiating renewal terms
Coach and mentor direct reports including training, development, and ongoing support
Operations
Manage day-to-day community operations to exceed member expectations and uphold high quality and standards of our Studio space
Supervise move-ins and move-outs for quality experience
Ensure education and enforcement of Studio’s policies and procedures for all members
Oversee relationships with third-party partners (building, facilities, F&B, etc.) to ensure efficient and effective operations while trying to minimize costs without compromising quality
Solve member-related issues and conduct feedback analyses to address opportunity areas
Oversee space operations including daily walkthroughs and inventory management
Hospitality & Events
Provide proactive, warm service that goes above and beyond to keep members happy
Oversee development of community initiatives and event strategy designed to create connections between members (i.e., member intros, networking, engaging & fun events)
Develop innovative ways to surprise and delight members to create a unique experience
Meet regularly with senior member stakeholders to discuss objectives and gather feedback
Oversee event budget to ensure it is maximized by increasing partnerships to decrease spend
Finance
Own the monthly profit and loss statement. Oversee all budget lines to ensure the business is operating as projected, track all expenses, and discuss monthly P&L with business leaders
Review accounts payable invoices and identify trends and ways to reduce costs
Consistently analyze spend to determine ways to cut costs while still maintaining standards
Conduct monthly bill run, ensuring accurate invoices produced and distributed on time
Oversee all accounts receivable and ensure member invoices are paid each month
About you:
Qualifications:
College graduate with four-year degree
3-6 years of experience in coworking, hospitality, sales, or operations
Sales and business operations experience required
Financial literacy and experience managing a team preferred
Due to the nature of the role this position requires onsite presence

The base compensation range for this role is $100,000 to $110,000 This role is also eligible for a discretionary annual bonus, as well as access to our comprehensive medical, dental, and vision insurance, life and disability insurance, 401(k) plan (with matching contributions), wellness benefits and all other benefits afforded to full-time Tishman Speyer employees.
This base range reflects a number of factors including, but not limited to, relevant experience, skill sets, and/or licensure required of an individual in this particular role. The base range is also specific to members of Tishman Speyer’s New York team, as we’ve considered factors specific to this geography.
