Job Summary
The Facilities Support Manager is responsible for overseeing the daily maintenance operations, service calls, preventive maintenance, and the execution of both planned and unplanned capital projects across multiple Denny’s and Keke's Breakfast Café locations. This role reports to the Director of Construction & Facilities and works closely with the Facilities Planning & Administration Manager ensuring all facilities meet brand standards, regulatory requirements, and operational readiness, while optimizing costs and minimizing downtime.
Essential Functions(Key Responsibilities)
- Manage and respond to break-fix service requests for building systems, furniture, fixtures, and equipment
- Coordinate with vendors and technicians to ensure timely resolution of issues.
- Maintain accurate service logs, warranty records, and compliance documentation.
- Develop and manage preventive maintenance schedules for HVAC, plumbing, electrical, kitchen equipment, roofing, flooring, and life safety systems.
- Ensure compliance with OSHA, ADA, NFPA, and health code requirements.
- Track vendor performance and hold service providers accountable to SLAs.
- Oversee execution of capital improvement projects such as roof replacements, HVAC upgrades, parking lot resurfacing, signage, and FF&E replacements.
- Lead emergency response for facility failures (e.g., power outages, flooding, fire/life safety incidents).
- Prepare scope documents, obtain bids, review contractor proposals, and manage project budgets.
- Ensure project completion aligns with Denny’s and Keke's brand standards.
- Develop and manage annual operating facilities and capital budgets.
- Monitors spending against budget and recommend cost-saving initiatives.
- Track and report on KPIs (work order completion times, PM compliance rates, emergency response times).
- Serve as the main point of contact for restaurant managers, franchisees, and corporate leadership regarding facilities issues.
- Provide regular reporting on facilities status, capital project progress, and budget variances.
- Build and maintain relationships with national vendors and local contractors.

Education and Experience Requirements
Education:
Bachelor’s degree in Facilities Management, Construction Management, Engineering, or related field (preferred).
Experience:
5+ years of experience in facilities management, preferably in multi-unit restaurants, retail, or hospitality environments.
Required Knowledge and Skills
- Strong knowledge of building systems (HVAC, electrical, plumbing, roofing, fire protection).
- Experience managing capital projects from planning through closeout.
- Familiarity with FF&E standards and brand compliance requirements.
- Proficiency with CMMS (Computerized Maintenance Management Systems).
- Strong vendor management, negotiation, and budgeting skills.
- Up to 70% travel regionally to support restaurant locations.

The typical pay range for this role is:
Minimum:$88,000.00 - Maximum:$121,000.00
