Job Description

Primary Responsibilities: The Leasing Supervisor leads the Leasing team and serves as the primary point of contact in the absence of the Leasing Manager, ensuring daily leasing operations run smoothly and performance goals are met. This role focuses on driving occupancy by overseeing leasing activity, managing team performance, and ensuring prospects are guided through the leasing process successfully. Main responsibilities include coaching and developing team members, handling applicant escalations, monitoring key leasing metrics, and conducting audits to maintain accountability and quality standards. The Leasing Supervisor partners with internal teams to resolve issues, supports onboarding and ongoing training, and helps ensure compliance with all applicable housing regulations. This role also provides regular updates to the Leasing Manager, supports team coverage as needed, and contributes to achieving occupancy targets, response time goals, and overall team performance.

Skills & Competencies:

· Bachelor’s degree in business administration, Marketing, Management, or Communications is preferred

· 2+ years of multi-family and/or single-family rental homes experience

· 2+ years of leasing experience

· Experience supervising, leading and motivating team members

· Knowledge in fair housing and local real estate laws, where applicable.

· Intermediate knowledge of Word, Excel and PowerPoint; advanced preferred

· Working knowledge of MRI, Yardi, and/or One site, Salesforce

· Demonstrated strong written and verbal communication skills

· Detail oriented, with the ability to produce high quality work in a deadline-oriented environment and an ability to multitask

· Ability to prove critical thinking and problem-solving concepts

· Ability to thrive in a high volume, data entry and processing work environment, where applicable

Essential Job Functions:

· Lead daily leasing operations, managing team performance through weekly meetings, one-on-ones with the Leasing Manager, and regular audits to drive accountability and maintain industry-leading metrics.

· Coach and develop leasing team members through onboarding, ongoing training, and customized training modules; evaluate effectiveness through feedback and continuous improvement.

· Collaborate with the Leasing Manager and local market leaders to streamline leasing procedures, optimize occupancy rates, and resolve operational issues as they arise.

· Serve as an escalation point for applicant issues and provide coverage for Leasing Specialists during PTO.

· Maintain a strong working knowledge of the end-to-end leasing process and communicate it clearly to prospects and team members.

· Ensure strict compliance with all applicable local, state, and federal laws, including Fair Housing, ADA, and FCRA.

· Represent Maymont Homes professionally and consistently with company customer service values.

· Perform other duties as assigned.

Key Metrics & Responsibilities:

· Drive team performance according to company occupancy goals

· Maintain 24 – 48 hours response time for prospect communication

· Team accountability daily

· Maintain team Quality Assurance call scores

· Manage DOM according to company occupancy goals

· Effective onboarding and training support to increase employee retention
