Facility Manager (Technical Manager)

We are seeking a motivated and experienced Facility Manager (Technical Manager) to strengthen our team and contribute to the continued success of our operations. In this role, you will work closely with the Real Estate & Customer Experience Manager, Operations Construction Manager, and Team Coordinator. Together, you will be responsible for managing our logistics real estate portfolio and maintaining strong customer relationships across the Benelux region.

Role Overview

As a Facility Manager (Technical Manager), you are responsible for the technical performance and condition of a designated part of our portfolio, primarily located in the South of the Netherlands (Eindhoven, Venlo, Veghel, and Born region).

You will play a key role in ensuring the optimal operation and maintenance of our assets by actively managing relationships with maintenance contractors and overseeing both preventive and corrective maintenance activities. You will ensure that all services are delivered in accordance with agreed standards and contractual obligations, with a strong focus on maximizing customer satisfaction.

This is a dynamic, field-oriented role in which you will regularly visit sites, assess the technical condition of buildings, and build strong relationships with customers. You will act as the primary point of contact for all technical and building-related matters and contribute to the strategic improvement of the portfolio.

Key responsibilities include:

  • Manage relationships with customers and maintenance contractors to ensure consistent service delivery and satisfaction
  • Coordinate and oversee preventive and corrective maintenance activities across assigned properties
  • Monitor contractor performance against quality, safety, and contractual standards and escalate issues as needed
  • Conduct site inspections, including move-in and move-out processes, and document technical conditions and works
  • Ensure compliance with applicable laws, regulations, and technical standards for buildings and installations
  • Review and approve maintenance documentation, quotations, and invoices for accuracy and alignment with completed work
  • Prepare and manage service charge and maintenance budgets (OPEX and CAPEX), track performance, and identify cost optimization opportunities

Building blocks for success

Required:

  • 5+ years of experience in Facility Management or Technical Property Management
  • Fluency in Dutch (spoken and written)
  • Fluency in English (spoken and written)
  • Hands-on experience managing preventive and corrective building maintenance
  • Hands-on experience working with building systems (electrical, HVAC, plumbing, fire protection)
  • Experience managing external contractors and service providers
  • Experience with building compliance, inspections, and regulatory requirements
  • Experience managing budgets, invoices, and cost tracking for maintenance activities

Preferred:

  • Experience working across multiple sites or a regional real estate portfolio
  • Experience supporting audits from authorities, insurers, or customers
  • Bachelor’s degree preferred or equivalent experience
  • Demonstrates willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.
