Overview

The Director will define, build, and scale our Non-QM Broker (Wholesale) channel while contributing core requirements to the broader Third-Party Originations (TPO) platform build. This role is responsible for developing product parameters, operational workflows, partner readiness standards, and GTM mechanics that expand our existing Non-QM broker footprint. You will work hands-on to enhance current processes, improve broker experience, and design scalable frameworks that support future platform capabilities.

Our lending focus: Non-QM products across RTL-adjacent and investor profiles, including DSCR, bank statement, asset qualifier, and other alternative income programs.

Key Responsibilities

Program Strategy & GTM Execution (Non-QM Broker Focus)

  • Define product eligibility, overlays, scenario rules, and loan-level requirements for Non-QM broker offerings.
  • Develop pricing methodologies and update pricing grids consistent with credit/risk direction.
  • Map and prioritize broker segmentation, TAM/SAM views, and competitive positioning across Non-QM.
  • Partner with Sales to refine value propositions, differentiators, and channel activation strategies.

Broker Partner Development & Operational Readiness

  • Lead onboarding processes for new brokers, including documentation standards, compliance validation, and systems enablement.
  • Define broker requirements for data submission, AUS/manual underwriting templates, loan file specs, and QC expectations.
  • Build and maintain broker performance dashboards covering pull-through, speed, defects, and credit exceptions.
  • Partner with Ops/Underwriting/QA to define consistent workflows and ensure brokers follow process standards.

Scaling the Existing Business

  • Identify workflow bottlenecks and operational gaps; design and deploy improvements to increase throughput and reduce cycle times.
  • Build repeatable processes for quoting, scenario desk support, pricing updates, and escalations.
  • Enhance broker experience by defining SLAs, communication cadences, and service models.
  • Support Sales leadership with pipeline analytics, funnel optimization, and channel reporting.

Product & Process Build (Detailed Contribution)

Non-QM Product Requirements

  • Define documentation requirements for bank statement loans, DSCR, asset qualifier, full doc overlays, and alternative credit programs.
  • Establish tolerances, exception frameworks, and credit guardrails to support consistent underwriting.
  • Build guidelines, matrices, playbooks, and training materials for internal teams and brokers.

Wholesale Workflow Design

  • Build the end-to-end broker workflow: approval → submission → scenario/pricing → underwriting → conditions → closing → funding → post-closing QC.
  • Define RACIs, SLAs, QC steps, and issue/exception management for each stage.
  • Partner with internal stakeholders to design scalable intake and processing models.

Systems & Data Requirements for TPO Build

  • Write business requirements for the larger TPO platform related specifically to broker workflows:
    • portal intake
    • loan upload
    • pricing integrations
    • status updates
    • doc management
    • conditions workflows
  • Support testing and validation of new features impacting the broker channel.

Cross-Functional Partnerships

  • Work with Credit/Underwriting to refine product risk tiers and eligibility rules.
  • Partner with Tech to define system features supporting broker submissions, pricing, and workflow automation.
  • Coordinate with Capital Markets on pricing updates, revenue targets, and execution strategies.
  • Align with Compliance on regulatory and licensing requirements for broker expansion.

Who You Are

  • Experienced in Non-QM, Wholesale, or Broker channel development, ideally with hands-on product and process ownership.
  • Strong in taking ambiguity and turning it into structured requirements, workflows, and documentation.
  • Comfortable rolling up your sleeves: writing SOPs, building templates, reviewing files, mapping processes.
  • Able to balance today’s operational execution with tomorrow’s strategic build-out.

You will be instrumental in scaling the existing Non-QM broker business while defining the product and process requirements that will shape the broader TPO platform. Your work directly impacts channel growth, operational efficiency, and long-term competitive differentiation.

Work Environment:

This is a hybrid position which requires in-office reporting to our Charlottee, NC office on Tuesday, Wednesday, and Thursday. Remote work is optional Monday and Friday.

Compensation:

The base pay range for this position is $140,000 to $160,000 per year, plus annual discretionary bonus based on performance of the individual and company.
