PURPOSE SUMMARY. Under the direction of a supervisor, assist in planning, organizing, and coordinating facilities maintenance activities. Perform general maintenance and repair of County-owned and leased properties. Carry out semi-skilled to skilled tasks in the maintenance, repair, and upkeep of buildings, facilities, and infrastructure. Support safe, efficient, and effective operations of facilities through timely response to maintenance needs.
ESSENTIAL DUTIES.
1. Leadership and Coordination
Assist the Facilities Maintenance Supervisor in leading and coordinating maintenance of fairgrounds, buildings, property, parking lots, and other County facilities.
Assist maintenance staff with completing work orders for repairs.
Coordinate preventive maintenance schedules.
Assign work orders.
Ensure operations comply with safety practices and regulations.
2. Staff Supervision and Support
Provide day-to-day leadership and direction to staff in prioritizing, scheduling, and coordinating maintenance work.
Prepare and maintain work order documentation.
Track work orders through to completion.
Provide lead direction in plant operating and maintenance functions.
Oversee work crews by monitoring and reviewing daily work quality.
Provide guidance, mentoring, and training to staff.
Respond to calls during emergencies, analyze issues, and resolve building maintenance problems.
3. Facility Maintenance and Repair
Perform a wide variety of skilled tasks in installation, operation, repair, calibration, troubleshooting, optimization, and maintenance of County facilities.
Perform rough concrete and carpentry work.
Remove and replace faucets and sprinkler heads and clear stoppages in sinks and toilets.
Prepare surfaces for painting by washing walls, filling or smoothing surfaces, masking areas, and setting up scaffolding.
Paint markings on asphalt floors or similar surfaces.
4. Fabrication and Equipment Repair
Fabricate, construct, and repair appliances, facility furnishings, and equipment.
Maintain responsibility for mechanical access control, reporting, and monitoring for all County facilities.
Repair and service interior and exterior elevators by lubricating parts, cleaning, adjusting, or replacing hardware.
Make minor repairs to office furniture and equipment.
Conduct repairs to fences and gate operators.
Install, maintain, and repair door hardware, locks, and locking mechanisms.
Cut and issue keys to County staff, contractors, and authorized personnel.
ADDITIONAL DUTIES. Other duties as assigned. Participates in a rotating on-call schedule to respond to facilities emergencies.
QUALIFICATIONS.
A. Education. High school diploma or equivalent.
B. Experience. Four (4) years of full-time experience in commercial building, facilities, or preventative equipment maintenance.
C. Education/Experience substitution. In accordance with County Policy.
D. Licenses/Certifications. Valid driver’s license. Must maintain a valid driver’s license and an acceptable driving record in accordance with County policy. Journeyman-level license in a skilled trade (electrical, plumbing, HVAC, or carpentry) must be obtained within six months of hire and maintained as a condition of employment; possession at time of hire preferred.
E. Other (e.g., post-offer medical exam, polygraph, background check, driver’s license record, etc.). Must pass pre-employment background check and driving record check.
KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED BY THE POSITION:
Knowledge of:
Construction, maintenance, and repair of buildings, plumbing, electrical systems, building fixtures, equipment, and HVAC systems.
Materials and supplies used in commercial building maintenance and repair, including relevant codes and guides applicable to facility operations.
Safe lifting and carrying practices, and safe handling and storage practices for a variety of maintenance tools, supplies, equipment, and machines.
Fire systems, standby emergency power, and related preventive maintenance programs.
Skilled in:
Plan, organize, and direct the maintenance, improvement, and construction of buildings, facilities, and related infrastructure.
Read building construction plans, blueprints, and equipment instruction manuals to ensure accurate understanding and implementation of projects.
Work with operational systems, procedures, standards, and practices in various building tasks to maintain functionality and safety.
Read schematics, operation manuals, and analyze statistical data to resolve technical issues and optimize system performance.
Ability to:
Analyze and evaluate information accurately and express ideas clearly when providing oral and written reports, assessments, and recommendations to supervisors and other stakeholders.
Perform a broad range of supervisory responsibilities in a leadership capacity, guide and mentor others in their duties, and ensure work quality and safety.
Use graphic instructions such as blueprints, layouts, and other visual aids; measure distances accurately using a tape measure or other tools.
Communicate effectively, both orally and in writing in English; establish and maintain effective, cooperative working relationships with team members and other personnel.
Compensation Range
